San Diego County High Ceiling Conversion This Oceanside property has an enormous open-to-below area looming above the living room. The amount of livable space to be gained by filling in that high ceiling is hard to ignore. And that is what the homeowners need - more livable space to accommodate their growing family. What better way to address that than a high ceiling conversion? That is when the homeowners got in touch with us. In collaboration with TruPlans (architectural design), CALOFT (construction), and the homeowners, we've arrived at a conclusion that'll leave everybody happy! A new hallway will provide access to the NEW BEDROOM and NEW LAUNDRY ROOM! The existing laundry room below is set to be transformed into a new mud room. The new laundry room placement makes the most sense, due to its proximity to the bedrooms. Speaking of which - the NEW BEDROOM! Even after allocating some of that high ceiling space for a hallway and laundry room, there is still more than enough space to make the new bedroom nice and comfortable. It comes with a small walk-in closet and a bathroom, which cuts down on the hallway bathroom being jammed up for half the night. San Diego County High Ceiling Conversion We don't discriminate between homes with spacious open-to-belows and vaulted ceilings. Those sloped ceilings can be quite tricky, but converting that space into a new room is still more than possible. These types of ceilings are where the utility of our 3D designs really come into play. A lot of people struggle to visualize a new room being built into that space. This is why our expert design team goes through the trouble of producing these renders - they not only demonstrate proposed design changes, but also serve as a proof-of-concept! Despite the limited space, these homeowners are going to come away with two new rooms! #1 - New Loft / Dormer The homeowners were presented with two options for their loft. The first option retains their vaulted ceiling line. Of the two options, this one is cheaper. They still get a decent amount of space - enough to fit a sofa and a TV. The side window allows for ample natural light to illuminate the loft, while also providing a nice second-story view of the backyard and surrounding neighborhood. While this option is adequate, we feel the next makes more sense. A dormer addition provides many of the same benefits the first loft option has, but with a major bonus - much more headroom! By partially raising the roof, their loft gains much more functionality, all while keeping the budget down! Being that this loft addition will serve as a media room, we feel this dormer option will best serve the family. #2 - New Bedroom Whether they go for a vaulted loft or a dormer addition, one thing is clear - there is still more space to be gained in their high ceiling. To address the issue of their growing family, why not build a bedroom up there? While it isn't receiving the same dormer treatment as the loft addition, there is still more than enough headroom to make it both functional AND comfortable. It comes with its own closet and window - a perfect spot for a study desk. The kids should not have any reason to fight over space after this addition!
